Aventon Isabelle Residents in Orlando Voice Frustration Over Persistent Issues and Pegasus Residential’s Contractual Non-Compliance

Aventon Isabelle, a residential complex where tenants pay premium rent, faces growing outrage due to a series of severe and ongoing issues that have remained unresolved for months by management company Pegasus Residential and its owners. Osvaldo Fonseca, a resident since December 2023, speaks on behalf of several affected neighbors, highlighting the administration's lack of response and blatant breach of lease agreements since January 16, 2024, spanning nearly a year.
Despite paying a monthly rent of $2,500, Fonseca and other residents have reported various issues, including:
Broken Gate: The east wing entrance gate has been out of order for over a month, compromising resident safety. Suspicious activity has been observed in the area without any concrete action from management.
Smoke Odors: Strong odors from certain apartments disrupt residents' quality of life and pose risks for federal employees who cannot be exposed to such substances. A property whose contract stipulates that smoking is prohibited and is designated as a smoke-free property. Violating these terms may lead to the termination of the contract.
Disturbing Noise Levels: Loud, often inappropriate activities disrupt residents’ rest during late-night hours, with no corrective measures taken.
Lack of Maintenance: The complex suffers from poor cleanliness, with basic tasks like power washing and regular building cleaning neglected by maintenance staff.
Bee Infestations: Recurring bee infestations in one building pose health risks, especially to residents with allergies.
Fonseca points out that the administration (Pegasus Residential), including staff members Mischelle Padget, Layla O'Dell, Sabrina Rios, Elisa Lopez, and Courtney Moser Fieni, have failed to fulfill their responsibilities. Despite consistent reports and complaints since early this year, the issues remain unresolved. “It’s unacceptable that we must report the same problems weekly with no effective action taken. We have been told that there is not enough evidence, even though we have reported the situations countless times in person. We honor our lease agreements, but the administration does not,” Dr. Lina Sánchez stated.
A Call to Action
The residents demand immediate and effective solutions. They expect the administration not only to resolve the current issues but also to implement a transparent and efficient system to handle future reports and complaints. Additionally, they request compensation for all the months during which responsibilities have not been fulfilled.
"We are tired and frustrated. Our rights are being violated, and we have reached our limit. We have been constantly disrespected, laughed at to our faces, and they expect us to remain silent and do nothing.” said William Arce, who recently participated in a meeting with the property’s manager on December 2. During this meeting, additional evidence of the issues was requested—something residents deem unnecessary given the extensive history of documented complaints. A request for financial compensation for contractual failures was also denied.
This statement is an urgent call to the management of Aventon Isabelle and its owners to prioritize the satisfaction and safety of the residents, rather than focusing solely on attracting new tenants, promoting a luxurious complex. It is also a call to all those living in apartment complexes where their rights are constantly being violated.
